Similar to a Warranty Deed, except that title is being conveyed to the GRANTEE(s) as "joint tenants". If held as "joint tenants", the property interest of one joint tenant passes automatically to the surviving joint tenant upon death.
South Carolina Code Section 12-8-580 mandates that anyone purchase real property in South Carolina from a nonresident Seller must withhold the following from the gain recognized on the sale by the nonresident seller: seven percent (7%), for partnership, trust, or estate seller, and five percent (5%), for a corporation seller.
Document releasing a Mortgage lien, indicating the borrower has paid the debt in full. Also known as a discharge of mortgage or mortgage release. The release of lien is also noted in public land records.
A deed which transfers whatever interest the maker of the deed may have in the particular parcel of land. A quitclaim deed is often given to clear the title when the grantor's interest in a property is questionable. By accepting such a deed the buyer assumes all the risks. Such a deed makes no warranties as to the title, but simply transfers to the buyer whatever interest the grantor has.
